Thanks for stopping by.
I know this website isn't going to win any design awards. I used the free tools GoDaddy said I should use, and honestly, I'm a lot better with a spreadsheet than I am with a website builder. But I figured if you're here, you're probably not looking for a fancy website — you're looking for someone who's going to take care of your property like it matters. Because it does.
So let me tell you a little about how I got here.
A little about me
I spent 28 years in industrial supply — started on the warehouse floor pulling orders, worked my way up to regional operations manager. Good job. Honest work. Wore steel toes more years than I wore dress shoes. Along the way, my wife and I scrimped and saved every extra dollar we could. We didn't take the big vacations. We drove the cars a couple extra years. We put that money into rental properties instead — a couple duplexes, a single-family home here and there. The idea was simple: build something we could leave our kids, and something that would take care of us when we were done working.
Since I was still working 50-hour weeks, I hired a property management company. I figured, hey, these are professionals — they'll have my best interest at heart.
They didn't.
Every month there was a new fee I didn't understand. Maintenance markups I wasn't told about. Statements that didn't add up. Vacancies that dragged on way too long. I'd ask questions and get the runaround. The properties my wife and I sacrificed for — the ones we skipped dinners out and new cars to buy — were being treated like line items on somebody else's spreadsheet. Nobody cared about them the way we did.
When I retired, I finally had the time to roll up my sleeves and manage them myself. And you know what? Turns out all those years of running warehouse operations, managing crews, keeping track of inventory and budgets — that's basically property management. Except now I actually give a damn about the outcome. And because my whole career was built on scaling warehouse operations and managing large teams, scaling those exact same systems to manage a 50+ unit apartment complex or a commercial portfolio is second nature.
People started asking me to manage their places too. A buddy from church. A neighbor's mom who inherited a duplex and needed a duplex property manager she could trust. A doctor who'd just bought his first two single-family homes and didn't know where to start with single-family home property management. And every single time, I thought about how I felt when my property manager was nickel-and-diming me, and I promised myself — I'd never do that to someone else.
What we do (and how we do it different)
Look, I'm not going to give you a fancy bullet-point list with stock photos of people in suits shaking hands. Here's the deal:
| 🔎 Tenant Placement | We find good tenants. Not fast tenants — good tenants. Background checks, income verification, references. I'd rather a unit sits empty an extra two weeks than put someone in there who's going to trash it or stop paying. |
| 💰 Rent Collection | Tenants pay on time or they hear from us. Simple as that. You get your money deposited, with a clear statement showing every dollar in and every dollar out. No mysteries. |
| 🔧 Maintenance | I've spent my career finding guys who know how to get things done — and get them done right, the first time, at a fair price. No $400 invoices for a $40 fix. We don't mark up maintenance. The plumber's bill is the plumber's bill. |
| 📈 Monthly Reporting | This is where I'll brag a little. My background in operations means I'm borderline obsessive about the numbers. Every owner gets a detailed monthly statement that I personally write and review. You'll know exactly where every penny went. If something looks off, I want you to call me on it. That's how it should work. |
| 🙏 Honest Communication | You'll have my cell phone number. Not a call center. Not a ticket system. My number. I pick up. If I can't, I call back — same day. Every time. |
Here's what I won't do
- I won't charge you fees I haven't explained to you first
- I won't mark up maintenance work and pocket the difference
- I won't let a vacancy drag on because filling it isn't urgent to me
- I won't send you a statement that I haven't personally reviewed
- I won't treat your property like it's just another account number
I know what it feels like to work your whole life for something and then hand it to somebody who treats it like it doesn't matter. I won't do that to you.
What owners are saying
"I switched to Serenity after three years with a big-name company that kept hitting me with fees I never agreed to. First month with these guys, I got a statement that actually made sense. Every dollar accounted for. That alone was worth the switch."
"My mom passed and left me a duplex in Lexington. I live in Ohio and had no idea what I was doing. He walked me through everything, got both units rented in three weeks, and I've never once had to chase him for an update. He just calls."
"What sold me was the maintenance thing. My last PM was charging me $200 for a garbage disposal install. I asked for the invoice — turns out the actual cost was $85 and they pocketed the rest. With Serenity, the plumber's bill is what I pay. Period."
"I've got four single-family rentals and I used to manage them myself. I was spending 15 hours a week on tenant calls, maintenance, and chasing late rent. Now I spend zero. And honestly? My properties are in better shape than when I was doing it."
What does it cost?
Fair question. Here's the honest answer: it depends on your property. A single-family home is different from a 20-unit apartment building, and I'm not going to pretend one price fits everybody. What I can tell you is this:
- My fees are straightforward — no setup charges, no nickel-and-dime add-ons
- Maintenance is billed at cost — I don't mark it up, ever
- You'll know exactly what you're paying before we shake hands
Want a number? Send me a message with a few details about your property and I'll get you a quote — usually the same day. No obligation, no pressure.
Where we work
We manage properties in Nashville, Tennessee and Lexington, Kentucky. Both great markets, both places where regular people have invested their hard-earned money into rental properties and deserve someone who's going to take care of them.
If you've got a property in either area — or nearby — I'd love to talk. No sales pitch. Even if we aren't a good fit, I'm happy to give you an honest assessment.
No strings attached. Send me your property address and I'll tell you what it should rent for, what comparable properties are going for, and whether your current rent is leaving money on the table.
